Costs, occupancy scenarios and monthly target: what really decides how much you keep. It opens instantly, with your numbers where you left them.
What you keep depends on three things: the price, the nights and what goes along the way. None of them is fixed by lowering the price. That is what the Method is about — which also includes the Advanced Profitability Calculator: month-by-month seasonality, investment payback, a diagnosis with levers for improvement, scenario comparison and PDF report.

How to read your numbers
The calculator does the maths. Here you have how it is done, which costs are usually left out and how much each platform takes, so the result above actually means something.
01
Almost every calculation divides what the property bills by what it cost, and out comes a nice number that isn't what you earn. The real calculation first subtracts everything that goes along the way:
Real return = (income − commissions − cleaning − fixed costs) ÷ investment
A €200,000 apartment that sells 180 nights a year at €110:
On paper, 9.9%. Counted in full, 4.0%. And do it with the average occupancy for the whole year, not the summer one: the slow months pay the community fees too.
02
They are easier to understand by how they behave than by their name. That is why the calculator splits them into three groups:
The per-check-out costs are the same whether the guest stays one night or seven: that is why short stays cost more than they seem. And the annual ones, if they aren't divided by twelve, disappear from the sums until the day the bill arrives. The calculator spreads them out for you.
03
With the single fee, in most cases Airbnb deducts 15.5% of what you charge, and the guest no longer pays a separate fee. In Spain the general change is planned for 13 October 2026; if you use a channel manager, you probably already have it. It applies to the whole subtotal, cleaning included.
A €100 night that used to leave you €97 now leaves you €84.50.
On Booking the commission is usually between 15% and 18%, depending on your agreement. In the calculator's «Platform commissions» box enter the month's amount: what you bill on each platform times its percentage.
04
It is the price below which every night you sell costs you money. Each night has to pay its share of the fixed costs, its share of the cleaning and the commission:
Minimum price = (monthly fixed costs ÷ nights sold + cost per check-out ÷ average stay) ÷ (1 − commission)
That minimum isn't shown to the guest: it tells you how low you can go in low season. And with your real numbers, My Project, inside the Method, tells you what each night leaves you and whether a renovation or a price rise pays off before you do it.
